The rules for using this site and the terms we work under. Written to be read, not to hide anything.
This agreement
These terms apply when you use canmanclean.com and when Can Man performs work for you. “We,” “us,” and “Can Man” mean Can Man, an owner-operated trash bin cleaning and pressure washing business in Oxford, Mississippi. “You” means the person using the site or hiring us.
Your written quote comes first. If you hire us, the estimate, quote, or service agreement we give you in writing is the controlling document for that job. Where anything on this page conflicts with what we agreed with you directly, what we agreed with you wins. These terms fill in the gaps; they do not overwrite a deal we shook on.
Using this website
You are welcome to browse, read, print, and share this site. Please do not use it to break the law, scrape it at a volume that degrades it for other people, attempt to breach its security, or misrepresent yourself as us.
We work hard to keep the information here accurate, but the site is provided as-is. Service descriptions, photos, and prices are here to help you decide whether to call us — they are not a guarantee about your specific property, and nothing on this site is a binding offer until we give you a quote.
Quotes and pricing
- Prices on this site are starting prices. Bin cleaning plans start at $29.99 per clean. Pressure washing is quoted per job, because a driveway is not a patio and a hundred square feet is not a thousand.
- A quote is an estimate based on what we can see and what you tell us. If we arrive and the job is materially different — far more surface area, a condition you did not mention, or something that needs equipment we did not bring — we will stop and talk to you before doing the work or changing the price. We will not surprise you on the invoice.
- Quotes are good for 30 days unless we say otherwise.
- Payment is due when the work is done, unless we have agreed to something else in writing.
Plans, billing, and cancellation
Recurring bin cleaning plans (monthly and quarterly) continue until you tell us to stop.
- You can cancel any time. Call, text, or email us before your next scheduled cleaning and that is the end of it. There is no cancellation fee, no minimum term, and no penalty.
- We bill for cleanings we have performed. If you cancel, you owe for the work already done and nothing further.
- If you need to skip a visit — you are out of town, the bin is not out, whatever it is — let us know and we will skip it. You are not charged for a cleaning we did not do.
- We may adjust plan pricing with at least 30 days notice to you. If a new price does not work for you, cancel, with no hard feelings and nothing owed beyond completed work.
Getting us access
We need a few things from you for the work to go well. Before we arrive, please:
- Have your bins emptied and at the curb on your normal pickup day, for bin cleaning.
- Move vehicles, furniture, planters, and anything else you do not want us working around.
- Secure pets and let us know about anything on the property we should know about.
- Close windows and doors in the work area, and tell us about any that are known to leak, any failing seals or caulking, loose siding or mortar, rotted wood, or damaged screens.
- Tell us where we may draw water and power if the job needs it.
If we cannot access the work area when we arrive, we will do our best to reach you and reschedule. We reserve the right to stop or decline work if conditions are unsafe for us, for you, or for the property — and we will tell you why.
What cleaning can and cannot do
We want you happy, and being straight with you up front is how that happens. Pressure washing removes dirt, algae, mildew, and buildup. It does not make old concrete new.
- Some stains are permanent. Rust, deep oil and transmission fluid, paint, certain fertilizer and leaf tannin stains, and etching from spills can be reduced but not always removed. We will tell you what we think is achievable before we start.
- Concrete cures unevenly and ages unevenly. Patches, different pours, and previously sealed areas may clean up differently from the surface around them. That is the concrete, not the cleaning.
- Cleaning reveals what dirt was hiding. Cracks, spalling, worn sealant, faded paint, and prior repairs frequently become more visible once the grime is gone.
- Bin cleaning removes residue and odor-causing bacteria. It does not repair a bin that is cracked, warped, or permanently stained, and it will not make a ten-year-old can look new.
Property condition and damage
We are licensed and insured in Mississippi, we match the pressure and technique to the surface, and we take real care with your property. If we damage something through our own negligence, we will make it right — that is what the insurance is for, and you should hold us to it.
What we cannot be responsible for is damage arising from conditions that already existed, which is why we ask you to tell us about them:
- Pre-existing cracks, chips, spalling, rot, rust, or deterioration.
- Water intrusion through windows, doors, siding, or roofing that was already failing, improperly sealed, or improperly installed.
- Loose, failing, or previously damaged mortar, caulk, grout, sealant, paint, or stain.
- Damage to items you were asked to move and did not, or to anything left in the work area.
- Failure of an unmarked or concealed utility, irrigation line, or low-voltage wiring we could not reasonably have known about.
- Ordinary wear to landscaping. We rinse plantings and take precautions, but delicate plants near a work area can be affected. Tell us about anything you are protective of and we will work around it.
If something goes wrong, tell us right away. Please report any concern about damage within 72 hours of the work, while we can still see the site, understand what happened, and get it fixed. We would much rather hear about a problem than read about one.
If you are not happy
If you are not satisfied with a cleaning, call us within 7 days and we will come back and re-clean the area at no charge. If we still cannot get it right, we will work out a fair adjustment with you. We are a local business with our name on the truck — a reputation in Oxford is worth more to us than one invoice.
Weather and rescheduling
Rain, freezing temperatures, and high wind affect both the quality and the safety of this work. We may reschedule for weather, and we will let you know as early as we can. There is no charge for a weather reschedule. If you need to move an appointment, we appreciate as much notice as you can give us, but we understand that life happens.
Photos of our work
We photograph the surfaces we clean, before and after, and we may use those photos on this site, in advertising, and on our social media. We do not publish your name, your address, or anything else that identifies you or your household, and we do not tag the location.
If you would rather we not photograph your property, tell us and we will not. If a photo is already published and you want it removed, email us and we will take it down — no reason needed. See our Privacy Policy for more.
Our content
The text, photographs, logo, and design of this site belong to Can Man and are protected by copyright and trademark law. Please do not copy our photos or copy this site for a competing business. If you would like to use something — a local news story, a chamber feature, a neighbor who wants to share a before-and-after — just ask. We are usually glad to say yes.
Limitation of liability
To the fullest extent Mississippi law allows, and except where our negligence caused the harm:
- Our total liability arising out of any job is limited to the amount you paid us for that job, or the cost of repairing the damage we caused, whichever is greater.
- We are not liable for indirect, incidental, or consequential damages — lost income, loss of use, or similar — arising out of the work or out of your use of this site.
- The website itself is provided as-is, without warranties of any kind, and we do not promise it will always be available or error-free.
Nothing in these terms limits our liability for gross negligence, willful misconduct, fraud, or personal injury, or waives any right you have under Mississippi law that cannot be waived. If any part of this section is held unenforceable, the rest still applies.
Disputes
If you have a problem with us, call the owner first. Nearly everything gets solved in one phone call, and we would genuinely rather fix it than argue about it. Please give us 30 days from the time you tell us about a problem to make it right before taking any formal step.
If that does not resolve it, either of us may bring the matter in the justice or county court of Lafayette County, Mississippi, including small claims, which is usually the fastest and cheapest path for a dispute this size.
To the extent the law allows, any dispute will be brought individually, and not as a class action or on behalf of other customers.
Governing law
These terms are governed by the laws of the State of Mississippi, without regard to its conflict-of-laws rules. The courts of Lafayette County, Mississippi are the venue for any dispute. We serve North Mississippi and do not direct our services outside the United States.
Changes to these terms
We may update these terms. When we do, we will change the effective date at the top of the page. Changes apply going forward — they do not change the terms of a job we already quoted or performed. If you keep using the site or keep us on a plan after a change, that is your acceptance of the updated terms.
